Ultimate Guide To Selling Your Property

1. Kerb appeal

Make sure your property's exterior is in good condition. Prospective buyers won’t even walk through the gate if your home does not have kerbside appeal. We have actual experience of this - A client refused to get out of the car! and yes we know you shouldn’t judge a book by it’s cover, but buyers do. So please do make sure your property looks good outside and inside - Declutter, paint, tidy up, fix any problems, organise, clean. You need to attract buyers and show how in good condition your property is.

2. Get 2 or 3 property valuations

Yes there are lots of estate agents here in Javea and Moraira. We advise to contact at least 3 local agents to value your property. Don’t be afraid to ask for an honest valuation on what your home is worth and why. Also what will they do to get a sale from the most suitable buyer.

3. Decide who you want to sell your home

An estate agent with a street office? An on line agent? The choice is totally yours. We at Ultimate property Javea are an "on line agent”. The property market has changed considerably over the years and clients do their own research on the internet months/years in advance and they know what they want! 4. Get your paperwork in order

This is the main delay and headache for an agent and the lawyer dealing with property sales in Javea and Moraira. Please please find your paperwork and make sure to get it checked. It will certainly help you to get a sale to move along quicker and will be a lot less stressful for all parties concerned.

5. Energy performance certificate

You legally require an EPC to sell your home in Spain. We of course have recommendations for you to do this.

6. Viewings of your property

It is not uncommon for many properties for sale in Javea and Moraira to also be rented for the holiday season. Please do let your selling agents know if you you do not wish to have viewings as the renters can get quite upset but also let them know what dates are ok to view. If your property is a second home and you are away please do either let the selling agents have a set of keys or a friend/next door neighbour as a key holder.

7. Property price and getting an offer

When an agent gets a prospective buyer, the next stage is that they will make an offer. By now you as the vendor should have discussed the marketing price, worked out your selling costs, taxes to pay and what offers you may consider. We at Ultimate Property Javea love to negotiate. We would be representing you to get the best possible price for your home. When you have a serious buyer do not take days to decide as the buyer may lose interest or find something else. The agent wants to get the buyer to pay their reservation fee as soon as possible.

8. Appoint a lawyer

We recommend that all our sellers appoint a lawyer to deal with the sales process, paperwork, contracts etc etc. If you do not have a lawyer we can suggest some to you. We of course will be on hand at all times to oversee that things run smoothly and answer any queries.

9. Timescale of completion

Establish dates for completion that suits both parties. If point 4, the paperwork is all in order we should not get too many delays. If you have holiday rentals booked then we need to know. If you want an extended 6+ month completion, we need to know.

10. Communication

If there is anything you don’t understand or are not happy with at any time during the sales process - just ask. Communication is key from listing your home through to sales completion.
